Miss Sargfabrik Architect: BKK-3 Client: Association for Integrative Lifestyle Completion: 2000 Usable floor area: 50,000 SF In what ways does this project encourage inter-generational living? Dedicated to communal living for families and seniors each of the 39 apartments has a unique layout. Units include single story apartments, 3 wheel chair accessible apartments, 5 home offices, even large dwellings which stretch over three floors. How does this project demonstrate Universal Design or Barrier-Free living? The apartments are connected by communal-access balconies which promote residents meeting each other whenever they pass each other. Balconies provide sufficient space to allow people to use the balconies for personal use with table and chairs outside their front doors. What other amenity does the project feature that cater to the residents? Indoor: organic food café, community kitchen, seminar rooms, library with internet access, kindergarten, theater, 24-hour bath house with a heated swimming pool with a wave machine, Finnish sauna, cold water pool, whirlpool, and Kneipp spa pool Outdoor: Landscaped courtyards with a playground, ball court and pond, green roof with sun decks, BBQ, rock gardens, and vegetable plots. How does the layout of the building enhance the users experience? BKK-3 wanted to ensure that each apartment was different from the other and that each had a feeling of openness. The firm took a chance and experimented with sloped floors and angled walls and ceilings to promote creativity and overall a unique living experience. How does the site enhance the project? Located in a dense neighborhood on the west side of Vienna, Austria, ”Miss Sargfabrik” stands out with bright orange stucco facades and huge oddly-shaped windows thus complimenting the historic neighborhood by being completely different. What sustainable measures does this project employ? The building is composed mostly of insulated heated walls that control the internal temperatures eliminating the need for a central heating system. The large amount of glazing lowers the need for artificial lighting and provides ample sunlight during the day. What public amenities are within the surrounding context of the project? The building is around the corner from a 75-unit adaptive reuse of a former coffin factory called ”Sargfabrik” which was completed in 1996 by the same cooperative. Because most of the surrounding context is residential, and because older populations tend to stay at home more, the designers incorporated as many multi use amenities in the building, over 20% more than traditional apartment complexes in Austria. Describe the interior, exterior, vertical and horizontal circulation Vertical circulation caps both ends of the ‘L’ shaped building, with 1 elevator on one of the two ends. Horizontal circulation is through the five public balconies that run the full length of the building in front of each apartment, while on the lower level a central courtyard is used. How do existing and created outdoor spaces enhance the design concept of the project? An abundant amount of glazing shows a desire to make each individual home as open as possible to the public balconies and central courtyard promoting interaction among tenants. What are the principal materials, assemblies, and structural system? The walls, roof, and floors are composed mostly of reinforced, insulated concrete and large panels of sun protected glazing. Describe the entry approach to the building. Located on a corner block in the 14th district in Vienna, Austria, the elongated window bands repeatedly bend and stretch along the glowing orange façade, creating significant areas of glass and revealing an abundant variety of functions behind a generously glazed entrance that leads towards the private sunken courtyard.
